Most Real Estate Agents Leave Thousands on the Table

You drive to showings, open houses, inspections, and closings every day — but without a system, those deductible miles and business expenses disappear at tax time.

Agents drive more than almost any other self-employed profession. At 76 cents from July 1, 2026 and 72.5 cents January through June, 15,000 to 25,000 business miles is a deduction of $11,400 to $19,000 on Schedule C Line 9. The miles that vanish are the short ones — the sign-placement loops around an open house, the run for supplies, the trip back. Beyond driving: MLS dues, staging, photography and client gifts within the $25 limit.

🚫

No One Tracks Your Miles for You

Unlike gig platforms, your brokerage doesn't log a single mile. Every showing, every open house, every client meeting — if you don't record it, it never happened. Most agents guess at year-end and lose thousands in deductions.

📋

Spreadsheets Don't Survive Audits

The IRS requires a contemporaneous mileage log — meaning recorded at the time, not reconstructed in December. A GPS-based tracker with date, location, and purpose for every trip is the gold standard for an audit.

💸

Commissions Aren't Profit

After MLS fees, marketing, staging, gas, and your brokerage split — how much did you actually earn this month? Without expense tracking and a P&L, you're guessing. Most agents have no idea what their true profit margin is.

Real Estate Agent Tax & Mileage Questions

Everything agents need to know about tracking miles and business expenses.

Can real estate agents deduct mileage?
Yes. Real estate agents who are independent contractors (receive a 1099-NEC from their brokerage) can deduct all business miles at the IRS standard mileage rate of 76 cents per mile from July 1, 2026 (72.5 cents for miles driven January through June). This includes driving to showings, open houses, inspections, closings, client meetings, and any other business travel. Your commute from home to the brokerage office is not deductible, but driving from the office to a property showing is. Read our IRS mileage log requirements guide for details.
What business expenses can real estate agents deduct?
Deductible expenses include MLS fees, lockbox fees, E&O insurance, desk fees, marketing and advertising, business cards, yard signs, photography, staging costs, continuing education, license renewal fees, cell phone bills (business portion), client gifts under $25, home office expenses, NAR and local board dues, and professional development. All require receipts and documentation. See our complete deductions guide for the full list.
How many business miles does a typical agent drive?
Active real estate agents typically drive 15,000 to 25,000 business miles per year. Agents in suburban and rural markets drive more than those in dense urban areas. At the 2026 IRS rate of 76¢/mile, that's a tax deduction of $11,400 to $19,000 — worth $2,500 to $4,180 in actual tax savings at the 22% bracket. Use our free calculator to see your exact number.
Do I need to make quarterly estimated tax payments?
If you expect to owe more than $1,000 in federal taxes for the year, the IRS requires quarterly estimated payments. For 2026, the deadlines are April 15, June 15, September 15, and January 15 (2027). Self-employment tax alone is 15.3% of net earnings. Most agents should set aside 25-30% of net commission income. TrakMiles Pro tracks your P&L in real time so you always know where you stand. Read our quarterly tax payments guide.
Standard mileage rate or actual expenses — which is better?
For most agents, the standard mileage rate (76¢/mile from July 1, 2026; 72.5¢ Jan–Jun) is simpler and produces a larger deduction — especially if you drive a modest vehicle with low operating costs. The actual expenses method can win if you drive a newer luxury vehicle with high depreciation. TrakMiles Pro's Schedule C Helper calculates both methods and shows you which saves more. Read our full comparison guide.
Is TrakMiles Pro free for real estate agents?
TrakMiles Pro offers a 14-day free trial with no credit card required. After the trial, a monthly ($4.99/mo) or annual ($34.99/yr) subscription provides unlimited GPS mileage tracking, Vehicle Auto-Detection, revenue and commission tracking, expense management, P&L reports, time clock, and Schedule C tax preparation. One app replaces your mileage log, expense tracker, and tax prep software.
